Mr. Pulliam has significant experience in representing his client’s interests in a variety of real estate matters, including:
- Conferring with the client to ascertain background facts and information regarding the proposed real estate transaction;
- Preparing, reviewing, analyzing, commenting upon, proposing revisions to, discussing with the client, and negotiating drafts of transaction documents, including:
- Real Estate Purchase and Sale Agreements (for improved and unimproved property, and for residential, commercial, and industrial property);
- Documents prepared by the title company, including Deeds, Affidavits, and Certifications;
- Reviewing and discussing with the client commitments for title insurance, policies of title insurance, and any documents listed as “exceptions” to coverage;
- Reviewing and discussing with the client surveys of the property and any inspections of the property (building and environmental);
- Working with the title company and opposing counsel/parties to effect closing of the transaction.
In addition, Mr. Pulliam has, throughout his career, drafted, reviewed, and negotiated:
- Leases for residential, commercial, and industrial property (both on behalf of the landlord and on behalf of the tenant);
- Rights of First Refusal, Options to Purchase, and Rights of First Offer;
- Easements (access, road, joint driveways);
- IRS Section 1031/Like-Kind Exchange documentation;
- Subdivision indentures and condominium declarations.
